No contract at hand?

Janitorial services MSA

Auto-renews; 60-day certified-mail notice buried in §14.3

SaaS order form + MSA (scan)

Renews for the greater of 12 months or the expiring term

Office lease

3-year renewal option, exercisable 12-to-9 months before expiry

The notice deadline is buried in the fine print. This tool reads it out.

A 60-day certified-mail notice in section 14. A renewal that switches from one year to three. A window that is only valid between 90 and 30 days out. Every one of those dates comes out and lands on a calendar before it passes.

Ops and small-business owners

The vendor contract that has auto-renewed for years, discovered when the invoice lands. One drop, every renewal date out.

Procurement

The portfolio you inherited, in twenty different formats. Getting the notice dates out of the PDFs is the whole bottleneck.

MSPs and IT

Term-switcheroo renewals and notice windows with a floor and a ceiling, hand-calendared today. Read once, tracked from then on.

Alerted while you can still act

Every deadline is computed from the clause: the renewal date minus the notice period, floor-and-ceiling windows kept whole, and option windows shown as opportunities. The colors key on the notice deadline so the alert fires while action is still possible.

Notice due

A single hard deadline is close - give notice now or it auto-renews.

In the window

You are inside a valid notice window with a floor and a ceiling - act before it closes.

Option open

A renewal or extension option you may want to exercise - an opportunity, not a threat.

A lease abstract, filled in for you

Drop a commercial lease and the critical dates come out: commencement and expiration, base rent and escalation, the renewal or extension option with its exercise window, and the notice requirements. Option windows show as opportunities - the months you can renew, not just the day something expires.

Questions about renewals and notice deadlines

Look for a renewal clause - often near the end, in a "term" or "miscellaneous" section - that says the agreement continues for another term unless someone gives notice. This tool reads that clause for you and marks each contract as auto-renewing, an option to renew, or a fixed term that simply ends.

The renewal date is when the next term starts. The notice deadline is the last day you can stop that from happening - usually 30, 60, or 90 days earlier. Miss the notice deadline and the renewal is locked in even though the renewal date has not arrived yet. That is why the colors here key on the notice deadline, not the renewal date.

Often you can still give notice for the end of the term you are now locked into, so the contract does not renew again after that. The tool flags contracts that already renewed so the next window is on your calendar this time. Check the exact wording in the clause it pulls out.

An evergreen clause is a renewal clause with no end - the contract keeps renewing for successive terms until someone gives notice. It is the most common reason a contract quietly renews for years. The tool surfaces the renewal term and the notice window so an evergreen contract does not stay invisible.

Thirty, sixty, or ninety days is common, but the exact number is whatever the clause says. Some clauses have a floor and a ceiling - for example, no earlier than 90 days and no later than 30 days before the term ends - so notice is only valid inside that window. The tool computes the actual dates from the wording.

Generally yes. Auto-renewal laws that require extra reminders are aimed at consumer subscriptions and do not protect business-to-business contracts, so a commercial auto-renewal usually stands as written. Catching your own notice window is the reliable way to keep control of the renewal.

Yes. The OCR layer is built for scans and faxes, and one of the samples is a skewed photocopy of an order form and its master agreement. Dates and clauses are read off the page, not guessed.

The critical dates and terms: parties, commencement and expiration, base rent and escalators, renewal or extension options with their exercise windows, and notice requirements. The tool produces exactly that from a lease, which is the core of a lease abstract.

Yes. The .ics download drops every notice deadline into Google Calendar, Outlook, or Apple Calendar as all-day events, each with reminders 7 days and 1 day before. No account connection - the file is built in your browser.

Files are transferred encrypted and processed on SOC 2 and ISO 27001 certified, HIPAA compliant infrastructure, and they are never used to train models. The sample contracts run instantly from cached results with no upload at all.
